Flex desk: 220€/month (all incl.)
Fix desk: 280€/month (all incl.)
What's included ("all incl.")
Utility costs (electricity, gas, heating, water) as a flat rate, use of kitchen, conference room, bathroom, toilet and inner courtyard, and high-speed internet (Wi-Fi) access. Should actual utility costs rise by more than 10% due to external factors beyond our control (in particular energy price increases), the additional costs may be allocated among subtenants for the relevant billing period.
Payment
Rent is due by bank transfer no later than the 3rd calendar day of the month for which it is payable.
Security deposit
A refundable security deposit of 250€ is payable at the start of the contract. It does not bear interest and is refunded no later than 8 weeks after the end of the contract, return of all keys, and vacating of the workplace.
Contract term & notice period
There is no fixed minimum term. The contract can be terminated by either party at any time, without stating reasons, with two months' notice to the end of a calendar month. In practice, this results in a minimum commitment of approximately 2–3 months from the start date, depending on when notice is given.
Rent adjustments
We may adjust the monthly rent with at least two months' written notice. If you're unable to pay the increased rent, you may request early termination in writing within two weeks of receiving notice — the previous rent then continues to apply until the end of that two-month notice period.

Was ist enthalten ("all incl.")
Nebenkosten (Strom, Gas, Heizung, Wasser) als Pauschale, Nutzung von Küche, Konferenzraum, Bad, Toilette und Innenhof sowie Hochgeschwindigkeits-Internet (WLAN). Sollten die tatsächlichen Nebenkosten durch externe, von uns nicht beeinflussbare Faktoren (insbesondere Energiepreissteigerungen) die Pauschale um mehr als 10% übersteigen, können die Mehrkosten anteilig auf die Untermieter der betroffenen Abrechnungsperiode umgelegt werden.
Zahlung
Die Miete ist per Überweisung spätestens am 3. Kalendertag des Monats fällig, für den sie gezahlt wird.
Kaution
Bei Vertragsbeginn ist eine rückzahlbare Kaution von 250€ zu hinterlegen. Sie wird nicht verzinst und spätestens 8 Wochen nach Vertragsende, Rückgabe aller Schlüssel und Räumung des Arbeitsplatzes zurückerstattet.
Vertragslaufzeit & Kündigungsfrist
Es gibt keine feste Mindestvertragslaufzeit. Der Vertrag kann von beiden Seiten jederzeit, ohne Angabe von Gründen, mit einer Frist von zwei Monaten zum Ende eines Kalendermonats gekündigt werden. In der Praxis ergibt sich daraus eine faktische Mindestbindung von ca. 2–3 Monaten ab Vertragsbeginn, je nach Zeitpunkt der Kündigung.
Mietanpassungen
Wir können die monatliche Miete mit einer schriftlichen Ankündigungsfrist von mindestens zwei Monaten anpassen. Falls die erhöhte Miete für dich nicht tragbar ist, kannst du innerhalb von zwei Wochen nach Erhalt der Ankündigung schriftlich eine vorzeitige Kündigung verlangen – die bisherige Miete gilt dann bis zum Ende dieser zweimonatigen Ankündigungsfrist weiter.
